This page explains, in plain language, how your warranty works, what it covers, and how to get help if something goes wrong.
At a Glance: Your Warranty Coverage
When you purchase a new modular home from Leland’s Modular, you benefit from three primary layers of protection:
One-Year Home Warranty – ShieldComplete Home Warranty from American Home Shield covering many major systems and appliances in your home for the first year after delivery.
Ten-Year Structural Warranty – Coverage for designated load-bearing elements of your modular home.
Manufacturer Warranties – Separate warranties from the manufacturers of many of the products and materials used in your home.
All units also go through our 131-point inspection process before leaving the factory, giving you added confidence in your new modular home.
One-Year Home Warranty from American Home Shield
To help you settle in with confidence, every new Leland’s Modular home includes a ShieldComplete Home Warranty from American Home Shield for the first year after delivery.
This comprehensive plan helps protect you from unexpected repair costs on covered systems and appliances in your home. If a covered item breaks down due to normal wear and tear during your coverage period, American Home Shield will coordinate repair or replacement subject to the terms, conditions, and limitations of your contract.
Examples of Covered Systems & Appliances
Under the ShieldComplete plan, coverage is available for parts of 23 major systems and appliances, including (but not limited to):
Heating and air conditioning systems
Electrical systems
Plumbing systems
Rekey service
Kitchen appliances
Laundry appliances
Roof leak repairs
One HVAC tune-up
Unlimited refrigerant
Coverage for eligible code violations, permits, and modifications
Important: Specific coverage, dollar limits, service fees, and exclusions are governed by your American Home Shield ShieldComplete contract, which you should review and keep for your records. This page is a general overview and does not replace the official warranty document.
Ten-Year Structural Warranty
Your home is designed to be strong, stable, and durable. That’s why we provide a 10-year structural warranty on designated load-bearing elements of your modular home.
This structural warranty applies to critical components such as:
Foundation skid system
Floor framing system
Load-bearing walls
Roof framing
The structural warranty is intended to protect you from qualifying defects in these key load-bearing elements for ten (10) years from the date of delivery, as described in your structural warranty documentation.
Note: Cosmetic issues and non-structural components are not covered under structural warranty. Please refer to your written warranty for full definitions of “structural” components and all applicable limitations.
Manufacturer Warranties on Components & Materials
Many of the materials and components used in your modular build come with separate manufacturer warranties. These may include, for example:
Flooring
HVAC equipment
Faucets and plumbing fixtures
Roofing materials
Siding
Windows and exterior doors
In most cases, claims for these items are processed through the manufacturer’s warranty program, which may have its own registration, claim, and maintenance requirements.
Leland’s Modular will help you identify which items in your home have a manufacturer warranty and where to find the terms for each product.
131-Point Inspection on Every Modular Build
Before your modular building leaves the factory, it goes through our 131-point inspection process.
During this inspection, we review:
Structural components
Electrical and plumbing systems
Roofing and exterior materials
Interior finishes and fixtures
Operational checks on key systems and appliances
This quality-control process is designed to catch and correct issues before your home is delivered, so you can move in with confidence.
What’s Typically Not Covered
While your warranty provides valuable protection, it does not cover everything. The exact list of exclusions is defined in your American Home Shield contract, structural warranty, manufacturer warranties, and purchase agreement. Generally, items like the following are not covered:
Normal wear and tear that does not affect functionality or safety
Cosmetic changes such as minor scratches, dings, fading, or staining
Damage caused by misuse, neglect, abuse, or lack of proper maintenance
Damage from accidents, storms, fire, flooding, or other “acts of God”
Issues resulting from improper site preparation, foundation problems, or drainage issues outside Leland’s Modular’s scope
Alterations or repairs performed by unauthorized contractors or performed contrary to manufacturer guidelines

Your Responsibilities as the Homeowner
To keep your warranty coverage in good standing and protect the long-term value of your home, you are responsible for:
Following maintenance guidelines for your home, systems, and appliances
Completing seasonal tasks, such as checking caulking, maintaining gutters and drainage, and servicing HVAC equipment
Promptly reporting potential warranty issues when they arise, rather than waiting for damage to worsen
Keeping records of maintenance and repairs, including receipts and service reports
Your home is a long-term investment—regular care and maintenance are essential parts of protecting that investment.
How to Request Warranty Service
If you experience a problem, here’s how to determine where to start:
1. For Covered Systems & Appliances (First Year)
For issues related to systems and appliances covered under your ShieldComplete Home Warranty during the first year after delivery:
Locate your American Home Shield contract and account information.
Contact American Home Shield directly using the instructions in your contract to open a service request.
AHS will coordinate a qualified service professional and manage the claim according to the terms of your coverage.
2. For Structural Concerns
If you believe you have a potential structural issue affecting the load-bearing components of your home:
Document the issue with photos and notes.

3. For Manufacturer-Specific Items
If a product in your home (such as flooring, roofing materials, or fixtures) is covered by a manufacturer warranty:
Locate the original paperwork or warranty card for that product.
Follow the instructions for filing a claim directly with the manufacturer.
