Getting Started

Knowing the difference in housing options is important for understanding what you can place on your property, whether it’s insurable, and how local codes will affect your home and financing options.
 
  • Modular Homes: Factory-built and delivered in sections to be assembled on a permanent foundation, meeting IRC (International Residential Code) standards. They are considered real property and often required by lenders and local governments to have modular certification. Modular homes typically appreciate in value like traditional site-built homes and qualify for conventional, FHA, and VA financing.
  • Manufactured Homes: Built to HUD (federal) codes and placed on a permanent trailer chassis, classified as personal property rather than real property. Financing can be more expensive and more difficult to obtain, and they typically do not appreciate in value like real property. Manufactured homes have different construction standards than modular or site-built homes.
  • Site-Built Homes: Constructed entirely on-site to IRC codes. These are traditional “stick-built” homes. Note: Prefab cabins, even if built with lumber, do not qualify as stick-built unless they are constructed entirely on your property.
  • Tiny Homes: Generally considered to be 400 square feet or less (excluding lofts). Tiny homes built on a permanent foundation are constructed to residential codes under IRC Appendix Q and fall under modular regulations. Tiny homes on wheels (THOW) are built to RVIA codes and are not certified modular homes — they’re classified more like RVs.

We offer homes in a variety of sizes — from compact one-bedroom designs to spacious multi-section layouts with five bedrooms. Our widths range from 14′ to 36′ (multi-section), with lengths from 20′ to 56′.

Floor plan options and dimensions vary depending on state regulations, foundation type, and your specific design preferences.

Most homes are completed within 12–18 weeks, depending on design complexity, customization, and site readiness. Because construction happens indoors in our controlled factory environment, your schedule stays predictable — rain or shine. The timeline from initial inquiry to move-in varies based on land ownership, financing approval, and local permit processing.

Yes — we have the ability to deliver to every state in the U.S. Delivery logistics and costs can vary based on distance, route accessibility, and local requirements, so the best first step is to speak with one of our representatives. They’ll walk you through what delivery looks like for your specific location and help determine whether it’s the most cost-effective option for your project.

In most cases, yes — modular homes are built to the same IRC standards as site-built homes and typically qualify for residential zoning. Local requirements vary by municipality, so it’s best to confirm with your city or county planning department. Our team can help you navigate zoning and permitting details to ensure compliance.

Our modular homes typically range from the mid-$70s to $200,000+, depending on size, features, and customization level. This price includes the home itself, delivery, and setup; site preparation, foundation are not included. Each Lelands Modular home includes high-quality cabinetry, lighting, flooring, and fixtures as standard. We use premium materials including LP SmartSide siding, spray foam insulation, 2×6 exterior walls, and energy-efficient windows. You can personalize your design with a wide range of finishes, including paint colors, flooring styles, cabinet hardware, and exterior siding options. Appliances and optional upgrades can be added to match your lifestyle and budget.

Modular homes often provide better value than traditional site-built construction due to our efficient factory process, reduced material waste, and shorter construction timelines. While costs vary by location and customization, many customers find modular construction offers comparable or better quality at a more predictable price point — with the added benefit of faster completion and consistent quality control.

 

We do not offer in-house financing or rent-to-own programs, but we work with several trusted lending partners who specialize in modular home financing. Most homes qualify for traditional mortgages (conventional, FHA, VA loans). Smaller units may require alternative financing. If you’re purchasing both land and a modular home, you’ll likely need a construction loan. Credit score requirements vary by lender.

Our process is designed to be simple and transparent:

We focus on designing and building modular and park model homes — we don’t sell land directly. However, we can help you understand what to look for in a property, including foundation requirements, access for delivery, utility connections, and local zoning considerations.

Residential Homes
Each Lelands Modular home includes high-quality cabinetry, lighting, flooring, and fixtures. You can personalize your design with a wide range of finishes, including:
 
  • Interior: Paint colors, cabinet styles, countertops, flooring (laminate and wood plank options), fixtures
  • Exterior: LP SmartSide siding, Sherwin Williams exterior paint colors, optional skirting
We offer a wide variety of pre-designed floor plans and models to choose from, with customization available for kitchen and bathroom layouts, room configurations, and finish selections.

In most cases, yes. You can bring your own lighting, sinks, or other approved fixtures, as long as they meet our quality and safety requirements. Let your sales advisor know early in the design process so we can coordinate installation and warranty coverage.

Yes! Once your land is properly prepared with a foundation, utilities, and access, we’ll deliver and install your home on your permanent foundation. Our team can help you understand local zoning, permitting, and site requirements to ensure everything runs smoothly. You are responsible for obtaining necessary permits, but we’ll guide you through the information you need.

 

All Lelands Modular homes are built to IRC (International Residential Code) standards and are modular certified according to your specific state and municipality requirements. Each home undergoes our comprehensive 131-point quality inspection with a dedicated quality inspector before leaving our factory. Our engineer-certified plans ensure your home meets all structural and safety standards.

Commercial Buildings
We design and build commercial modular structures for:

Commercial modular buildings meet the same building codes and quality standards as traditional structures. The difference is speed and consistency — our controlled factory process allows for simultaneous site prep and construction, reducing overall project timelines, labor costs, and weather-related delays. You get the same durability with greater predictability.

Park Models - RVIA Certified

Park models are RVIA-certified units built on a permanent chassis to ANSI code standards (not IRC modular code). They are typically 399 square feet and designed for semi-permanent installation. Unlike modular homes, which are installed on a permanent foundation, park models can be relocated if needed — making them ideal for campgrounds, RV parks, and short-term rental properties.

Yes, park models can be moved if you change locations or expand your rental property. However, they’re not designed for frequent travel like traditional RVs — they’re built for comfort, stability, and long-term use in one location.

Absolutely. Many of our customers use park models for:

  • Employee or workforce lodging

Their flexibility, premium finishes, and relocatable design make them a popular choice for both business owners and property developers.

Delivery & Installation

Your property should be:
 
  • Cleared and leveled
  • Ready with your chosen foundation type (permanent foundation required for modular homes)
  • Accessible for delivery trucks and cranes
  • Prepared with utility connections (or plans for hookup after delivery)
Our team will provide a detailed site preparation checklist specific to your home and location to ensure everything is ready on delivery day.
Delivery includes:
  • Transporting your home to your prepared site
  • Setting the home on your foundation

  • Performing final setup checks
Decks, porches, and skirting are available as optional add-ons. Final utility connections are typically handled by local contractors.

Transportation restrictions vary by delivery location and which side of the Mississippi River you’re on. Our Texas factory (Grandview) serves states west of the Mississippi, while our Kentucky factory (Munfordville) serves eastern states. Width, length, and route considerations depend on state regulations and road access to your property.

We guide customers to the information and documentation needed for local permits and zoning approval, but customers are responsible for obtaining permits from their municipality. Requirements vary widely by location. For certain states like Texas and Colorado, we provide elevation requirements and local regulation checklists to help streamline the process.

Warranties & Maintenance

Every Leland’s Modular home includes:
 
  • 1-year home warranty covering materials and workmanship
  • 10-year structural warranty through American Home Shield
  • Manufacturer warranties on AC units, flooring, roofing, and appliances
If you ever have an issue, our service team is here to guide you through the warranty process and ensure your home continues to meet our quality standards. We also provide regular check-ins and updates during your build, with automated email sequences to keep you informed.

With proper maintenance, a modular home can last just as long as a traditional site-built home — often 50 years or more. Our materials and construction methods are engineered for longevity, safety, and energy efficiency. Because modular homes are built in a controlled factory environment, they often have tighter seals and more consistent quality than site-built homes.

Routine maintenance includes:
  • Checking seals around windows and doors
  • Cleaning gutters and downspouts
  • Maintaining HVAC systems (filter changes, annual service)
  • Inspecting and repainting exterior as needed
